业主分类
•回乡建房的城市白领。这一类客户往往在外工作多年,深受都市文化影响,对老家的普通建筑风格很不满意,希望能够把在外面见识到的新鲜风格带回到老家,也在家乡父老面前展示自己的欣赏水平,他们不惧怕周围不解的目光,有能力协调家族内部的不同意见,相信自己的审美判断会对沉闷的家乡面貌产生积极的影响。我们给与这一类业主的建议是:1.要注意控制建设的成本,因为高昂的造价不是现代化,而且无论在城市还是乡村都具有对建房可行性的一票否决权。2.要注意建筑的风格不能脱离环境而鹤立鸡群,任何建筑都应该以和谐为第一要素,尊重环境的现状,即使是拉开和环境的差距也不要与之产生冲突。也就是说,不能太现代,太豪华,要寻找一个平衡点。
•富裕农民。这一类的客户数量不大,因为在农村信息流通不很通畅,要找到我们有一定难度。他们往往固守传统的建造方式和建筑形式,希望得到免费的图纸,凭借自己的经验和智慧对图纸进行大刀阔斧的修改,居住的品质和低廉的造价是他们最为关心的两个问题。我们给这一类业主的建议是:1.要打开眼界,尝试去理解新的建筑形式。2.要给与建筑师一定的尊重,至少应该充分地向建筑师表达自己的需求,沟通之后再看看建筑师的意见如何跟自己的实际情况结合,不要一味排斥。3.可以尝试较低价位的设计服务,从建筑师那里得到粗略的建议,也便于自己建房的时候打开思路。
•成功人士。这一类的客户具有较强的经济实力,往往做事比较强势,个人观点鲜明,也见多识广,自信心强,能够清楚地表达自己的意愿和需求,沟通效率很高,喜欢货比三家,也喜欢慢慢等待一个合适的时机动手建设工作。我们给这一类业主的建议是:1.注意“先入为主”的外行的想法,会对专业性极强的建筑设计造成毒害。2.建筑师不是绘图员,业主也做不了建筑师。3.尽量让建筑师提供一个完整的方案之后再进行整体的评判,不要从局部下手。4.要注意投入资金的多少,和豪华的程度之间,没有必然联系。5.要注意艺术品位和建设规模的相互匹配,大而无当是很大的忌讳。
•艺术家。这一类客户思路清晰,审美情趣高雅甚至超前,强调建筑的艺术品位甚至哲学上的先进性,或特立独行,或隐没于市井,总之比一般人要极端,虽然审美取向各不相同,但都要求很高。我们对这类客户的建议是:1.注意建筑艺术和其他门类的艺术触类旁通的现实可行性不大,自己动手往往事倍功半,有建筑师协助,说不定有灵光闪现。2.在艺术上很流行的元素,往往很难直接加入到建筑里面去,建筑有自己的技术规律。3.建筑主要还是一个生活的容器,不要寄希望它能装下你所有的思想。
•中产阶级。这类客户往往具有较高的欣赏水平和开放的审美态度,大多受过良好的教育,关注环保,关注生活品质,往往具有浪漫气质,有知识分子清高的一面。我们给这类客户的建议:1.多使用坚固朴素的建筑材料,如混凝土、清水砖、防腐木、玻璃。2.注意营造居家气氛,更多地关注家具陈设、庭院绿化。3.多关注建筑对人体健康的影响。4.认识到时间的长度对居住舒适性的影响是巨大的,长期地经营、打理,会更大地发掘建筑在居住品质上的潜力,舒服的房子,是住出来的。
